Comprising microscopic fibrils, asbestos is a building material that was used primarily because of its ability as an electrical insulator and its high resistance to heat. Most pre-1980s buildings are thought to contain it in some form, but Health & Safety concerns have since led to its use being illegal. As a result, it is now being removed by specialist companies when properties are being renovated.
Floor tiles that were laid in the 1970s or earlier are likely to contain asbestos. They may be a beautiful feature of your kitchen or living room, but they could prove deadly if they start to deteriorate. In reality, it can be possible to see from the surface whether your floor tiles do contain asbestos, but in some cases it may be hidden from the naked eye if it’s contained in the backing adhesive. Before removing your tiles, it’s advisable to get them tested. If asbestos is present, then removal will need to be carried out by a specialist contractor, so it’s better to be safe than sorry.
A UKAS-certified laboratory will carry out a preliminary test for around £80 + VAT, and that’s a good place to start when you’re looking to renovate. If you’d prefer to commission a full survey, that can cost in the region of £250-£500 + VAT.

If disturbed through regular use, asbestos floor tiles can release fibres that can be inhaled and become trapped in the mucous membranes in your nose and throat. These fibres can be removed, but should they make it to your digestive tracts, there is a chance that they may cause cancerous growths.
In its friable form, where it can be easily crushed in your hand, asbestos is more dangerous. Sprayed-on asbestos and even adhesives are considered to be highly friable, making them more of a threat to your health.
Despite this, asbestos floor tiles are not inherently dangerous. Undisturbed and in pristine condition, cabinet tops, ceiling tiles, sliding and non-sliding shingles and fire doors are not hazardous. The problems arise when they become damaged and the friability is increased. This may be caused by:
The short answer is yes, they do. If you’re looking to change your flooring, it’s vital that any asbestos tiles are removed by a qualified professional. Many flooring companies tend to take the easy route and floor over the existing floor which, while simpler in the short term, can cause problems further down the line. Not only is this solution dangerous, it can also create a weak point in the new floor and can ultimately result in it failing completely.
At Art of Flooring, our entire team is trained in the management of asbestos-related issues with floor tiles. Our range of flooring and carpets is entirely free of asbestos, and we work with our clients to ensure that their existing floor tiles can be removed safely and efficiently without any risk.
