When Hilary and Steve were looking for new flooring for their utility room and cloakroom in Haslingfield, they wanted something that could handle everyday life without making these hardworking spaces feel purely functional.
Like many homeowners, they needed a floor that would cope with regular foot traffic, muddy shoes, laundry tasks, and day-to-day wear while still complementing the character of their home.
After visiting the showroom to compare different flooring options in person, they chose Harvey Maria Aubrey in Hove Blue. Seeing the products firsthand helped them assess the colours, pattern scale, and overall feel of the flooring in a way that online images simply cannot replicate.
The decorative pattern immediately stood out, offering the character they were looking for while remaining timeless enough to sit comfortably within the property.
Utility rooms and cloakrooms often place greater demands on flooring than many other areas of the home.
These spaces experience regular foot traffic, changing moisture levels, and constant day-to-day use. The flooring, therefore, needs to be practical, easy to maintain, and capable of standing up to daily wear without sacrificing appearance.
Harvey Maria luxury vinyl tile provided an ideal balance.
Unlike traditional ceramic or stone flooring, LVT offers a warmer, softer feel underfoot while remaining highly practical for rooms where moisture and regular cleaning are part of everyday life. The Aubrey pattern also brought visual interest to spaces that are often treated as purely practical areas of the home.

Before installation began, a full site survey was carried out.
This stage is particularly important in many older Cambridge and South Cambridgeshire properties, where subfloor conditions can vary considerably and hidden issues are not always visible until proper testing takes place.
Moisture readings taken during the survey revealed moisture within the subfloor. As a result, additional preparation work was required before installation could proceed.
Without appropriate moisture protection, excess moisture can affect adhesives, loosen flooring over time, and compromise the long-term performance of the installation.
Drawing on experience gained from working in older homes throughout Cambridge and the surrounding villages, the recommendation was to install a complete Ardex moisture control and preparation system.
Ardex DPM was used to create a protective moisture barrier within the subfloor, while Ardex NA was applied to create a smooth, stable surface ready for installation.
The cloakroom presented an additional challenge because the existing ceramic tiles needed to be encapsulated before the new flooring could be fitted. There was also a slight difference in floor height between the two rooms, which was resolved using a carefully selected L-shaped threshold to create a neat transition.
The completed installation delivered exactly what Hilary and Steve had hoped to achieve.
The Aubrey pattern brings character and visual interest to both rooms without overwhelming the space, while the symmetrical layout creates a balanced finish that feels settled and in keeping with the rest of the home.
Just as importantly, the preparation beneath the floor provides confidence that the installation is built on a stable foundation designed for long-term performance.
For Hilary and Steve, the result is more than a new floor. They now have two practical rooms that feel more connected to the rest of the property while remaining ready for the demands of everyday life.
They described themselves as being "over the moon" with the finished result.

Rooms such as utility rooms and cloakrooms often require more preparation than homeowners expect, particularly in older properties where moisture and subfloor conditions need careful assessment before installation begins.
Choosing the right flooring is important, but so is understanding what sits underneath it.
If you are considering new flooring for a utility room, cloakroom, or other hardworking space within your home, visiting the showroom and arranging a professional survey can help you make a more informed long-term decision.
